The Project Manager, Construction is responsible for managing all facets of architecture and construction of new, relocated, remodel, acquisitions and expansion of corporate and franchise stores; corporate facilities such as distribution centers, service centers manufacturing plants; and major store and major corporate building maintenance, repair, and efficiencies within a geographical area in North America. Job Duties: • Manage the pre-development and architectural processes • Oversee the construction process • Work with RE partners to determine deal delivery, timelines and financial implications to P&L • Oversee the budgets and timelines of the projects and manages to them • Manage the outside Vendors; Establish and manage relationships with store operations • Responsible for managing the acquisitions and divestures of corporate stores from and to Franchisees in a geographical area. Responsible for the acquisitions of third party properties to corporate stores; Manage the architecture and construction of the company’s facilities, distribution centers, factories, and service centers; • Follow up on warranty issues after one year; Develop and facilitate value engineering processes, procedures and cost ideas Education and Experience: • 8 years of experience in property management, store development and construction project management experience preferably with a multi-unit retail company with an emphasis on new project rollouts • High School Diploma, but Bachelor’s Degree in Architecture, Construction Management, or Business is highly preferred

Required Skills:
• Ability to travel 70-80%
• Demonstrated project management skills with multiple projects
• Knowledge of budgeting processes
• Working knowledge of RE practices, building and equipment life expectancies
• Ability to establish and maintain strong working relationships with customers, vendors and team members at all levels of the organization and the ability to manage others, and set high quality standards
• Ability to analyze and troubleshoot problems, identify solutions, recommend and implement methods, procedures and techniques for problem resolution
• Possess strong written and verbal communication and organizational skills; thorough attention to details; ability to prioritize and multi-task; proactive in approach and deadline-oriented
• Strong negotiation skills; Self-motivated; Strong work history
• Knowledge and experience using network databases and Microsoft Office Suite
• Demonstrated digital literacy: Google Earth, Photography, Photoshop, and related software programs essential for detailed project planning and reporting
• Understanding of due diligence process (surveys, Phase I, geotech, etc.)
